The Ultimate Property Presentation Checklist
First impressions are everything when launching a property campaign online. Before my camera clicks, spending a small amount of time prepping each space makes a massive difference in the clarity, brightness, and impact of your final marketing assets. Use my professional, room-by-room guide to ensure your home is photo-ready before I arrive.
Exterior & Street Appeal (Crucial for Drone Shots)
Your exterior shots set the entire tone for the listing. Ensure the property looks pristine from both the street and above:
Clear the Driveway: Move all cars, trailers, and boats completely away from the front of the property and out of sight of the street view.
Hide the Bins: Tuck all wheelie bins, recycling boxes, and garden tools away inside the garage or behind a secure side gate.
Groom the Grounds: Mow the lawns 1–2 days prior, trim back overgrown low-hanging branches, and sweep driveways and paths clear of leaves.
Pack Away Toys: Store any kids' outdoor play equipment, pool toys, dog bowls, or hoses completely out of sight.
The Kitchen & Dining Space
The kitchen is a primary selling zone. Buyers want to see clean lines and expansive workspace:
Clear Countertops: Remove dish racks, sponges, detergents, toaster ovens, kettles, and visible electrical cords. Leave a maximum of 1–2 premium decorative items out.
De-clutter the Fridge: Take down all magnets, family photos, calendars, and notes from the front and sides of the refrigerator.
Hide Trash Cans: Move kitchen rubbish bins completely into a pantry or cupboard out of frame.
Set the Table: Arrange a simple, clean centerpiece on the dining table or breakfast bar (like a fresh bowl of single-colored fruit or a neutral vase).
Bedrooms & Bathrooms
Smooth the Bedding: Use matching, well-ironed comforters and bedspreads. Ensure sheets are tucked in tightly and pillows are neatly arranged.
Under-Bed Storage: Hide all boxes, shoes, or loose items underneath or inside wardrobes so floors look completely clear.
Clear the Vanity: Remove all toothbrushes, cosmetics, medications, and shavers from bathroom countertops.
The Mirror & Toilet: Wipe down mirrors to prevent camera flash streaks, hang fresh matching towels neatly on rails, and always ensure the toilet lid is closed.
15 Minutes Before I Arrive
Turn On Every Light: Switch on all overhead lights, lamps, and under-cabinet LED strips to add instant warmth and depth.
Open All Blinds: Fully pull up all blinds and open curtains completely to maximise the natural Auckland daylight entering the home.
Turn Off Moving Elements: Switch off all ceiling fans, air conditioning units, and television screens to prevent motion blur or frame distractions.
